How to Fix a Patchy Lawn: A Step-by-Step Rescue Plan

The lawn that prompted this guide was a twenty-year-old kikuyu lawn in Courtrai, one of Paarl's leafy older suburbs. It was thin under the oak on the western boundary, worn to bare soil along the path to the washing line, lumpy with mole heaps through the middle, and going backwards every season. The owner had been buying lawn fertiliser twice a year and getting almost nothing back for it.

That is the pattern we see more than any other. Almost every tired lawn we are called to in Paarl has been fed more than it needs and mown wrong, and the actual problem is somewhere else entirely. In that Courtrai garden we found one of four irrigation zones dead at the valve, about 20mm of thatch choking the surface, and a lawn being scalped on the lowest mower setting every second week. No amount of fertiliser was ever going to fix any of that.

What follows is the nine-step sequence we work through before anyone spends money on a relay. The order matters more than any single step in it. Feeding a lawn that cannot drink is money poured onto the ground, so step 6 only pays once steps 3, 4 and 5 are done. Work through it properly and most Paarl lawns come back without ever being lifted.

The order matters. Feeding is step six, and it is where most tired lawns start and stall.

Why lawns fail in Paarl, and it is almost never the grass

When a lawn goes backwards, the grass itself is rarely at fault. In this valley there are four real causes, and we find them in roughly this order.

  • Water is not reaching the grass. A dead zone, a sunken or blocked sprinkler head, or a controller set once years ago and never touched since. This is the single most common cause and the one owners suspect last.
  • The soil has compacted. Years of foot traffic, mowers and dogs squeeze the air out of the top 100mm, and then water runs off the surface rather than soaking in.
  • The mowing is wrong. Cut too short, too infrequently, and with a blunt blade, so the lawn is scalped every fortnight and never builds leaf.
  • The shade has closed in. Trees planted thirty years ago now cast shade the lawn was never chosen for, and no amount of care makes a sun grass thrive in it.

Two things about Paarl make this worse than it would be elsewhere. Our soils are fast-draining decomposed granite, so a lawn dries out faster than most owners expect, which means a lawn that looks underfed is very often simply underwatered. And in the older suburbs, Paarl Central, Courtrai and Klein Parys, the mature oaks and planes that make those streets beautiful have been quietly stealing light and water from the lawns beneath them for a decade.

One local caveat worth knowing. Franschhoek sits higher and colder with more winter rain and the occasional frost, so kikuyu there browns off harder and greens up later than it does in Paarl. A Franschhoek lawn that looks dead in August is usually on schedule, not in trouble.

The one line to take away

Fertiliser is the last lever, not the first. A lawn that cannot drink cannot eat. If you fix nothing else, fix the water and the mowing height, and most lawns improve on their own.

Step 1: Diagnose before you buy anything

Walk the lawn before you spend a cent. What the lawn looks like tells you what is wrong with it, and the fix is completely different in each case.

What we look for on a first visit, and what each symptom usually means.

Three checks you can do in ten minutes

  1. 1The screwdriver test. Push a long screwdriver into the lawn in a few places. If it will not sink 100mm without real effort, the soil is compacted and that is your problem.
  2. 2The thatch wedge. Cut a small wedge out with a spade or a bread knife and look at the profile from the side. You are measuring the springy brown layer between the green leaf and the soil. Above 10 to 15mm it needs dealing with.
  3. 3The tuna-tin test. Put four or five empty tins around the lawn, run the sprinklers for thirty minutes, then measure what collected in each. This tells you what your system actually delivers and whether it delivers it evenly, which is almost never what the owner assumes.

Watch your irrigation run, in daylight, once a year

Nobody sees a system that runs at 4am. Stand on the lawn and watch every zone cycle through at least once a year. Sunken heads, a blocked nozzle, an arc turned to water the driveway and a zone that never comes on are all obvious in sixty seconds and invisible for years.

Step 2: Decide honestly what this lawn can be

This is the step that saves the most money and the one homeowners skip. There are only three honest outcomes: rescue it, relay part of it, or stop growing grass there. Deciding which before you start is the difference between one season of work and three.

The working rule we use: if more than about a third of the area is bare, or the grass is simply wrong for the light it now gets, relaying that section is cheaper and faster than nursing it. You can easily spend two seasons and the same money coaxing a thin lawn back to being a slightly less thin lawn. The second rule follows from the first: never relay in the same grass that just failed in the same spot.

The shade decision, which is the common one here

If grass is failing under a mature tree in an older Paarl garden, there are three honest options and only three. Change the grass to something shade tolerant, thin the tree's crown to let more light through, or accept it and do something else with that ground. Kikuyu will not hold under a dense canopy no matter how well you treat it, while LM Berea has the best shade tolerance of the common lawns. Felling a healthy old oak to save a lawn is the wrong trade, and we will say so. A crown thin is usually the right call: it lifts and lightens the canopy so dappled light reaches the ground, the tree stays, and the lawn gets a fighting chance. One timing constraint to plan around. Relaying happens in autumn, March to May, with spring a distant second, so the decision has to be taken before then. The trap is that lawns look their worst in January, which is exactly when you should not be making the call. Note it in February, decide in March, as the Western Cape garden calendar sets out.

Step 3: Fix the mowing before you fix anything else

Mowing is free, it is entirely within your control, and it does more damage than anything else on this list when it goes wrong. It is also the fastest thing to fix. Start here.

The one-third rule

Never take off more than a third of the leaf in a single cut. A lawn that is scalped has to rebuild its leaf out of root reserves, and doing that every fortnight is precisely what thins a kikuyu lawn over a few seasons. If the lawn has got away from you, bring it down over two or three cuts a week apart rather than in one pass.

The three mowing faults we see most

  • Cutting on the lowest setting so you can mow less often. It achieves the opposite: a scalped lawn grows back faster and weaker, and you mow more.
  • Mowing dry, heat-stressed grass in the middle of a hot week. Wait for it to recover, or water first and cut in the cool of the day.
  • A blunt blade. It tears rather than cuts, and the whole lawn looks silver-grey the next morning where the torn tips have died back. Sharpen or replace the blade at least once a season.

On clippings: mulch them back through the growing season. They return a meaningful amount of nitrogen to the lawn and it is free feeding. Catch them only when the lawn is already thatchy or you have just been through a patch of fungal disease. This connects directly to step 6, because a mulched lawn simply needs less bought fertiliser.

Mowing at the right height on the right day, every week, with a sharp blade, is exactly the discipline a regular team provides and a busy household does not. It is most of what our garden maintenance rounds actually deliver.

Step 4: Water deeply, and know your number

Most owners water their lawn by habit rather than by quantity, and have never worked out what it actually needs. In a Cape summer a lawn wants roughly 25 to 30mm a week, which is 25 to 30 litres per square metre, delivered in two or three deep sessions before dawn rather than a light sprinkle every evening.

Do the arithmetic once and it changes how you think. The Courtrai lawn is 180 square metres, so it needs somewhere around 4,500 to 5,400 litres a week through January and February. With a quarter of the system dead, the eastern third of that lawn had been getting none of its share for at least a season. The owner had diagnosed it as hunger. It was thirst.

Why deep and infrequent beats little and often matters especially here. On fast-draining decomposed granite a short run wets only the top 20mm or so, the roots stay up in that top 20mm because that is where the water is, and the lawn then has no reserve at all the moment a hot week arrives. A long, slow soak drives roots down and buys the lawn several days of resilience.

  • Run the tuna-tin test to find out what your sprinklers really put down per hour, rather than what you assume.
  • Walk the lawn while it runs and look for a dry arc where a head has sunk into the turf or been knocked out of alignment.
  • Re-time the controller at least four times a year, not once. The summer schedule is wrong for April and badly wrong for July.

Step 5: Open up the soil, and take the thatch out

This is the step most homeowners have never heard of, and it is the one that unlocks steps 6 and 7. Thatch is the springy brown layer of old runners and stems that sits between the green leaf and the soil. Every kikuyu lawn builds it, and once it passes about 10 to 15mm it starts shedding water rather than letting it through. Feed and dress a thatchy lawn and most of both sit on top of the thatch doing nothing.

Scarifying

For a small lawn, a spring-tine rake and an afternoon will do it. For anything over about 100 square metres, hire a powered scarifier. Expect the lawn to look shocking for a fortnight afterwards, because it will. Only ever scarify in early spring going into active growth, so the lawn has the season ahead of it to recover. Scarifying in summer or in the middle of winter does real damage.

Aeration

Hollow-tine aeration is the proper treatment for compacted ground. Leave the cores on the surface and let them break down. On a small lawn a garden fork pushed in every 100 to 150mm works perfectly well and is only slow, not wrong. Be honest about what it achieves though: aeration is a treatment, not a cure. A lawn that recompacts every single year has a traffic problem, and the real answer is a path or a run of stepping stones where people actually walk, which our guide to how paving is laid covers.

Sequence, and do it inside one fortnight

Scarify, then aerate, then feed, then top-dress, in that order, and get all four done inside the same two weeks in September. Spread across the season they each achieve about half of what they should. Done together going into spring growth, the lawn closes over the damage in weeks.

Step 6: Feed it twice a year, and stop there

Two feeds a year is enough for almost every lawn in the Winelands: one in March going into autumn, and one in September going into spring. That is the rhythm our garden calendar already sets out for the whole garden, and there is no third feed worth adding.

For the spring feed use a balanced granular lawn fertiliser to push top growth and colour. Going into autumn, choose something with more potassium in it, which hardens the lawn off for winter rather than pushing soft growth into the cold. Rate is roughly 30 to 50 grams per square metre for a general granular lawn food, so a 10kg bag covers somewhere around 200 to 300 square metres. Most Paarl lawns are a bag a feed. As a rough 2026 guide a 10kg bag runs around R180 to R350 depending on the formulation.

Where homeowners lose lawns

  • Spread it on a dry lawn, then water it in properly the same day. Fertiliser sitting on wet leaf burns.
  • Use a spreader, or halve the bag and walk the lawn twice at right angles. Flinging it by hand from a bucket is how you get a striped lawn.
  • Never feed a dry, heat-stressed lawn in January. You will burn stripes into it that take a full season to grow out, and those stripes are one of the more common call-outs we get in midsummer.

The opinion we will state plainly: more feeding does not make a lawn thicker, it makes it grow faster. Faster growth means more mowing and more thatch, which sends you straight back to step 5. If you are feeding more than twice a year to keep a lawn looking acceptable, something in steps 3 to 5 is wrong and the fertiliser is covering for it.

Step 7: Top-dress to level and protect

Top-dressing does three things in a rescue: it levels the dips that scarifying and mole runs leave behind, it protects exposed kikuyu runners, and it improves the soil a little each year. The rule is 10 to 15mm and never enough to bury the blades. On a rescue you dress after scarifying and feeding, not before.

Sizing it is simple arithmetic. The Courtrai lawn at 180 square metres and 10mm deep needed about 1.8 cubic metres, working off the usual figure of roughly a cubic metre per 100 square metres. Step 8: Close the bare ground

Now, and only now, you put grass back where there is none. There are three ways to do it and the right one depends on the size of the gap and how quickly you want it gone.

  1. 1Plugs and runners, for kikuyu and buffalo. Lift healthy runners from a thick part of the lawn, or buy a slab and cut it up, then plant on a 150 to 200mm grid and keep them wet. A patch closes over in a single growing season. This is what we did on the Courtrai washing-line track.
  2. 2Seed, for kikuyu and cynodon only, and only on larger open areas. Roughly 1 to 2kg per 100 square metres, raked into a freshly dressed surface and kept damp. It is slower and less even than plugs, and far cheaper across a big lawn.
  3. 3Instant lawn slabs, for anything you want finished now, or for any area where you are changing species anyway. This is what happened to the 25 square metres under the Courtrai oak, which went to LM Berea rather than being fought over in kikuyu.

Patching only holds if you fixed the cause

Grass plugged into the same compacted, unwatered, over-shaded ground will die exactly the way the last lot did, and you will have paid twice. If you have skipped steps 3, 4 and 5, go back and do them first.

Cut the edges in while you are there. A crisp edge against the beds is most of what makes a mid-condition lawn read as maintained, and kikuyu will creep into your beds all summer if you let it. Timing matters as much as method: autumn, March to May, is when this work takes, and spring is a workable second.

Step 9: Deal with the weeds last, not first

Weeds are a symptom of a thin lawn, not the cause of one. A lawn mown at the right height, watered deeply and fed twice a year crowds most of them out without a bottle of anything. That is why this is step 9 and not step 1.

What you actually find in a Paarl lawn, and what each one is telling you:

  • Broadleaf weeds such as dandelion, plantain and clover. A thin or hungry sward. They respond to a selective broadleaf lawn herbicide used exactly to label rate, but fix the thinness or they simply come back.
  • Nutsedge, the uintjie. Not a grass and not a broadleaf, so ordinary lawn weedkillers do nothing to it. It needs a product specifically labelled for sedges, and pulling it just multiplies the nutlets underground.
  • Kweek or Bermuda invading a kikuyu lawn. Nothing selective will take it out. The honest answer is to live with it or strip and relay that section.
  • Moss. Not a weed problem at all. It is a shade, damp and compaction problem, so treating the moss is pointless until step 5 and the shade decision in step 2 are done.

Three rules whatever you use. Never spray a heat-stressed lawn. Never spray in wind anywhere near your beds. And read whether the product is safe on your particular grass, because several common ones are not safe on buffalo or LM.

About this example

This is a composite of the lawn rescues we do most often in Paarl's older suburbs. The garden is not one named client's, and we do not publish clients' gardens or names. The measurements, the sequence and the decisions are taken from real jobs.

February, first visit. A 180 square metre kikuyu lawn, roughly twenty years established. Thin to bare soil under a mature oak on the western boundary. A worn track about 600mm wide and 3 square metres in total along the path to the washing line. Fourteen mole heaps counted through the middle. Thatch at about 20mm on the knife test. And one of four irrigation zones dead at the solenoid valve, so the eastern third had been running dry. The lawn was being mown fortnightly on the lowest setting.

What we did first was not fertiliser. We replaced the failed solenoid valve, re-timed all four zones to two pre-dawn runs, and worked out that this lawn wants roughly 4,500 to 5,400 litres a week in peak summer. A quarter of it had not been getting its share for at least a season, which on its own explained most of what the owner had been looking at.

March. Scarified the thatch out, fed, and plugged the worn track with runners on a 150 to 200mm grid. Mowing moved to weekly at 40mm. April, in the autumn planting window, we relaid the 25 square metres under the oak in LM Berea rather than fighting it in kikuyu, and took the 6 square metre side passage between the house and the boundary wall to artificial grass, because it gets almost no light and nothing was ever going to grow there. September: aerated, fed, and top-dressed about 1.8 cubic metres at 10mm. By November it read as one lawn.

The money is worth stating plainly. Relaying all 180 square metres in instant lawn at a planning figure of R60 to R120 per square metre would have run somewhere around R10,800 to R21,600 before any soil preparation. The rescue came in at well under a third of that, and the bulk of it was labour and one irrigation repair.

Two lessons we would want a reader to take from it. The fertiliser the owner had been buying twice a year was never going to work while a quarter of the lawn was dry, which is why diagnosis comes first and feeding comes sixth. And the parts of that garden that look best today are the two parts we stopped trying to rescue: the shade section that changed species, and the side passage that stopped being a lawn at all. When to stop rescuing a lawn

Not every patch of ground should be a lawn, and pretending otherwise is how people end up redoing the same 6 square metres every second year. Three situations where the right answer is to stop.

  • Deep shade where even LM Berea thins out. If the light is not there, the grass is not coming.
  • Narrow side passages and courtyards that get an hour of sun a day.
  • Dog runs and gate lines that will be worn bare again within a month whatever you plant into them.

For all three, artificial grass on a properly built base is the sensible answer rather than an admission of defeat. The second situation is different: the lawn is simply bigger than the household actually uses or wants to water. Shrinking it is an upgrade, not a compromise. Take the edges back into water-wise beds on drip, gravel and mulch the low-use corners, and keep the open sunny middle as a real lawn that is small enough to keep genuinely good. A small excellent lawn looks better than a large mediocre one, and costs less in water, fertiliser and Saturdays. Why is my lawn thin and patchy?

In most Paarl gardens it is one of four things, and rarely the grass itself: water not reaching part of the lawn because of a dead irrigation zone or a blocked head, soil compacted so hard that water runs off rather than in, mowing too short and too infrequently, or shade that has slowly closed in as trees matured. Diagnose which one before spending anything, because the fix is completely different in each case.

How short should I cut my lawn in South Africa?

For kikuyu, 30 to 40mm through the growing season and 40 to 50mm through peak summer. LM Berea and buffalo want 40 to 50mm, rising to 50 to 60mm in summer. Will fertiliser fix a patchy lawn?

Only if the lawn is uniformly pale and genuinely hungry, which is the least common cause. If the patchiness is uneven, fertiliser will not touch it, and feeding a lawn that is short of water or choked with thatch mostly wastes the fertiliser. Fix the watering, the mowing height and the thatch first, then feed. That is why feeding is step 6 of nine rather than step 1.
