The ground
Two soils, one town. The foothill slopes carry acidic, free-draining decomposed granite. The valley floor along the Eerste River is alluvial loam over a clay subsoil that holds water long after the slopes have drained. We check which one a garden sits on before we plant a bed or set a level.

Published estimates put Stellenbosch near 790 mm of rain a year, and June alone brings 141 mm. Best lawn for Stellenbosch
LM Berea under the oaks, buffalo in half sun, kikuyu only where the sun is genuinely open.
The oaks here are mostly English oaks, so they are bare in winter and dense in summer, which is backwards for kikuyu: it wants light in the growing months and does not get it. LM Berea holds under that summer canopy, and buffalo takes the half sun between the two, though it wants steady summer water rather than less of it. Winter thinning under an oak is wet ground and leaf fall, not thirst, so watering harder makes it worse.
What we plant here
Clivia, plectranthus and ferns under the oaks. Fynbos, olives, lavender and rosemary on the free-draining slopes only.
We run two regimes in most Stellenbosch gardens, and the boundary is the drip line of the oaks. Proteas want the lean, acidic granite the slopes already give them, and phosphorus kills them, so no bonemeal, no kraal manure and no phosphate feed in the open beds. Clivias and plectranthus want the opposite: compost and mulch. On the alluvial valley floor winter waterlogging kills fynbos long before summer drought does.
What we get called out to in Stellenbosch
Decomposed granite here is collapsible. Samples around Stellenbosch recorded collapse potentials of up to 18.4 percent, against a maximum of 5.7 percent in the Paarl samples of the same study, because the soil loses its bonding the first time it is saturated. Compact it dry and the paving base, the lawn level or the wall footing settles after the first real winter. So we wet and compact in layers rather than one dry pass.

This is Stellenbosch Municipality's own rulebook, not Drakenstein's and not the City of Cape Town's. Council resolved on 25 February 2026 to implement Level 2 in terms of the municipality's Water Services By-law: household use capped at 330 litres per person per day, commercial users down 20 percent on 2025, agriculture down 10 percent, and irrigation confined to set days and hours. Those windows are the part that moves, so read the current notice before setting a controller.
Restriction levels change with dam levels. Confirm the current one with Stellenbosch Municipality before you set an irrigation controller.

Those are the signs Stellenbosch Municipality asks residents to watch for with the polyphagous shot hole borer, so report the tree to Environmental Management on trees@stellenbosch.gov.za before anything is cut. Infested material has to be chipped, covered with black plastic for at least six months to smother the beetle, then destroyed by burning. It may never go to a landfill or be passed on as firewood. The municipality removes trees that have already died and leaves infested ones standing, on the view that felling them spreads the beetle.
